Project Description
 HRA manages 48 apartments in downtown Turners Falls as part of the Crocker Cutlery developoment.  The units are a mix of one (1) and two (2) bedroom units. 

The historic Crocker Bank property on Avenue A is a three story building with commercial space on the ground floor. Second and third floor apartments are accessible by stairs and an elevator. Three units are barrier-free. Coin operated laundry facilities are on the premises for residents. .

The Cutlery Block consists of restored two-story row houses on Third Street. Second floor apartments are accessible by stairs. All units  have decks. The apartments are conveniently located across the street from a public laundromat.

Both buildings are located within walking distance of all the amenities of downtown Turners Falls including restaurants and other small  businesses, churches, the post office, banks and more.

Eligibility
Income limits are adjusted according to family size which includes entire household income. Households must make no more than 60% AMI to qualify for an apartment in the Crocker Building or Cutlery Block. Income limit information can be found at

Households must also meet rent affordability requirements.

Rent Affordability Requirements
In order to meet rent affordability requirements, rent must total no more than 35% of a household's total monthly income. Households that already have housing vouchers (Section 8, MRVP, or others) will also meet rent affordability requirements, and are welcome and encouraged to apply.

Waitlist Length
Normally, applicants wait 1-2 years for an apartment to become available, but actual waiting times may be faster or slower depending on demand. Applicants will be offered the first available apartment in either the Crocker Building or the Cutlery Block.
